Sean Hannity’s Florida Mansion Delisted Amid Major Renovation Plans

Fox News host Sean Hannity has delisted his sprawling waterfront Florida mansion, just three months after he put the opulent abode on the market for a sky-high price of $45 million. The property, located in Manalapan, has been the subject of much speculation as to why it was taken off the market.

Hannity, 64, who has been based in the Sunshine State full time since January 2025, had snapped up the enormous Manalapan dwelling for $23.5 million in November 2024—seven months before he offered it up as a long-term rental for $130,000 a month. He then made a move to part ways with the property altogether, bringing it to the market in December, where it remained until March 25, when records show the listing was removed.

A source told Jendela Magazine® that Hannity has “big future plans for the property,” but declined to share any additional information about what those are. Jendela Magazine has contacted Hannity’s spokesperson for comment.

While the reasons for the delisting are unclear, it may well be that Hannity is planning to use the property as his personal residence while work is carried out on his other Florida dwellings: a pair of adjacent Palm Beach townhouses that he is in the process of transforming into one expansive mansion.

Transforming Two Townhouses Into One Mansion

Hannity, who stars on his own self-titled show on Fox News and hosts a radio show, bought the properties in two separate deals—purchasing the first townhome for $5.3 million in April 2021, according to records. He then snapped up the home next door for $14.9 million in January 2025, one year after announcing that he had relocated from New York to “the free state of Florida” full time.

In September, it was revealed that Hannity had filed planning applications for a mammoth project that would turn the two separate structures into one luxurious waterfront home—plans that had already been approved by the Palm Beach Architectural Commission.

According to documents seen by Jendela Magazine, Hannity—who got engaged to fellow network star Ainsley Earhardt in December 2024—planned to combine the two existing outdoor patio and pool areas, by relocating a wall that currently separates them and removing one of the swimming pools. The remaining pool was then going to be reworked, and several new features were set to be added to the enlarged outdoor entertaining space, including an external kitchen and a shower.

Hannity also received permission for a “unity of title,” which will see the two residences fall under the same address. According to the Palm Beach Daily News, the combined properties will boast about 11,200 square feet of living space.

Interior renovations began in July, according to a notice of commencement seen by Jendela Magazine. However, it is unclear whether the work has been completed.

Should that work have required Hannity to move out of the property, it stands to reason that he may have decamped to his Manalapan abode, which is located just a 15-minute drive away.

A Magnificent Estate on “Billionaires Row”

The eight-bedroom dwelling, which sits on a stretch known as “Billionaires Row” thanks to the extraordinary fortunes of its residents, offers more than 13,000 square feet of living space. That’s certainly more than enough room for the on-screen host and his fiancée, who resides primarily in New York but spends her weekends in Florida.

The property also boasts an array of impressive amenities—with the listing noting that it is one of fewer than 60 homes in Manalapan that offer “private frontage on both the Atlantic Ocean and the Intracoastal Waterway.”

Perched on a plum 1.86-acre plot, the mansion boasts “unparalleled scale, serenity, and architectural presence,” the listing stated.

The main dwelling comes with seven bedrooms and nine bathrooms, while a detached one-bedroom guest cottage on the ocean’s edge provides the perfect place to house visitors who require more privacy.

Several of the main living spaces and bedroom suites boast walls of glass that open up to the outdoors, with the primary suite featuring a private balcony that overlooks the water and comes with a seating area.

A Home Designed for Luxury and Privacy

While Hannity upped the price on the property significantly after purchasing it in November, he did list the home with all of its furniture. The listing also noted that several upgrades had been made to the dwelling since it last changed hands.

“A new seawall, large dock with ocean access, and beautifully landscaped grounds enhance this one-of-a-kind property,” the description added.

“Crafted for discerning buyers seeking privacy, acreage, and generational quality, this is a rare opportunity to secure a world-class Manalapan estate with scale, infrastructure, and dual-waterfront living that cannot be replicated today.”

Indeed, the true showpiece of the dwelling is undoubtedly its outdoor offerings, which include lush landscaping, a private dock for “effortless boating access,” and a beautiful pool that flows under the outdoor terrace, creating a grotto-style retreat.

Thanks to its position between the ocean and the Intracoastal Waterway, the dwelling boasts water views from almost every room, with enormous windows and soaring ceilings maximizing the extraordinary vistas.

The property is also located just a 20-minute drive from President Donald Trump’s Mar-a-Lago resort, where Hannity has been a frequent guest—although his Palm Beach abodes are even closer to the iconic club, sitting just 7 minutes away, according to Google Maps.
